Artic, a leading provider of Facilities Management (FM) services in London, successfully secured the competitive tender for the Boiler replacement project at Orpington Hospital. With their expertise in Hard FM, Artic undertook the crucial task of replacing the existing HWS storage calorifiers with state-of-the-art equipment to enhance the hospital’s heating and hot water systems. The project was executed meticulously over two phases, ensuring minimal disruption to the hospital’s daily operations and critical care units.
PHASE 1
During the initial phase, Artic’s skilled team installed the new HWS Calorifiers adjacent to the existing redundant ones. To maintain uninterrupted hot water supply, temporary power connections were established, enabling the generation of hot water throughout the installation process. The team executed the disconnection and re-connection of each Calorifier sequentially, while carefully isolating the HWS system during the night. This meticulous approach ensured a seamless transition to the new equipment. New valves were installed on the flow headers to facilitate the smooth re-connection of the new cylinders, eliminating any disruptions to the HWS service. After the replacement, thorough pasteurization procedures were followed to guarantee the highest standards of hygiene and safety before switching the units back onto the HWS service.
PHASE 2
The second phase of the project focused on the boiler replacement, prioritizing the continuous provision of heating to the hospital and critical care units. Artic’s team took comprehensive measures to maintain uninterrupted service during the process. A standby burner was put in place to act as a fail-safe in the event of a single boiler/burner failure. The existing redundant boilers were carefully disconnected, and all necessary safety measures were implemented, including capping oil, electrics, gas supplies, and flue systems. With the assistance of a specialist plant movement contractor, the old boilers were dismantled into removable sections and expertly transported out of the plant room. The new boilers were meticulously tracked in, rebuilt, and hydraulically tested by the manufacturer to ensure optimal performance and safety. Prefabricated flow and return pipework were seamlessly installed onto the existing headers, and the flues were adapted and connected to the new Hoval boilers. In consideration of limited space within the plant room, strategic positioning of gas boosters was implemented to facilitate easy maintenance and equipment commissioning. The meticulous installation of new oil lines and filters, along with the precise commissioning of the burners on both gas and oil firing, ensured optimal combustion efficiency and compliance with manufacturer warranties. Once both boilers were proven operational, the installation of insulation, valve jackets, and completion of pipework connections for primary water to the HWS cylinders were meticulously carried out.
